How do you determine rental pricing?

We provide a rental analysis based on current Central Valley market conditions, comparable properties, property features, and demand trends to determine the optimal rental rate for your property.

How do you find and screen tenants?

We market your property and screen all applicants through a structured process that may include income verification, rental history, credit review, and employment verification, where applicable. Our goal is to place qualified, reliable tenants who meet our standards.

Do I still approve tenants?

Yes. All tenant placements are presented to the property owner for final approval before a lease is executed.

What happens if a tenant does not pay rent?

If a tenant fails to pay rent, we follow a structured lease enforcement process in accordance with California law. This includes communication and required notices to address the issue.

If the matter is not resolved, it may be referred to a licensed local attorney for legal action. Our priority is always early resolution whenever possible while protecting your investment.

How are evictions handled?

If legal action becomes necessary, the matter is referred to a licensed local attorney who handles all proceedings in accordance with California law. We manage communication and documentation prior to legal escalation but do not provide legal representation.

How is rent collected?

Rent is collected electronically through our secure online tenant portal. In-office payments are also accepted in the form of checks, money orders, or cashier’s checks. In-person payments may be delivered to our office at: 17073 Road 26, Madera, CA 93638 Funds are processed and distributed to owners along with detailed monthly financial statements.

How are maintenance requests handled?

Tenants submit maintenance requests through our system. We coordinate with trusted vendors to complete repairs efficiently and professionally. Non-emergency and larger repairs are submitted for owner approval prior to work being completed.

Can I choose my own vendors?

Yes. Owners may request preferred vendors. We also work with a trusted vendor network to ensure quality, cost efficiency, and timely service.

Do you conduct property inspections?

Yes. A property walk-through is completed at the beginning of onboarding. After that, inspections are conducted biannually during tenancy ensure the property is properly maintained.

What software do you use?

We use a secure third-party platform (AppFolio) for both owners and tenants to manage communication, financial reporting, maintenance requests, and lease documents.

How do I receive financial updates?

Owners receive monthly statements that include rent collection, expenses, and maintenance activity. Year-end reporting is also provided for accounting and tax purposes.

Is property management required long-term?

No. Our management agreements are flexible and can be structured based on your needs. We discuss options during onboarding to ensure the right fit for each property owner.
