1. Do I need to submit an application before viewing a property?

Yes. An application must be submitted before scheduling a property viewing. This allows us to ensure applicants meet the minimum qualifications before moving forward in the process.

2. What is the income requirement to qualify?

Applicants must demonstrate a combined household income of at least three (3) times the monthly rent through verifiable documentation.

3. What credit score is required?

Most properties require a minimum credit score of approximately 620. However, requirements may vary by property and applicants may still be considered on a case-by-case basis.

4. Can I apply with an ITIN instead of a Social Security number?

Yes. Applicants with an ITIN may apply. All applicants must provide valid identification and meet the same rental qualifications, including income, credit, and rental history requirements.

5. Is the application fee refundable?

The $30 screening fee is non-refundable once the application has been processed, as it covers credit and background screening costs. If no screening is completed, the fee will be refunded. At the discretion of the Housing Provider, the fee may be applied toward another available rental unit.

6. How long does the application process take?

Processing times may vary. Most applications are reviewed within 24–72 hours; however, final processing may take 5–7 business days depending on how quickly we receive verification responses from employers and landlords.

7. How is a property reserved?

A property is only reserved once the required security deposit has been received and confirmed. Approval alone does not hold or guarantee a unit.

8. Do you allow co-signers?

Yes, co-signers may be considered if an applicant does not meet credit or income requirements. Co-signers must meet the same screening criteria and are fully responsible for lease obligations if needed.

9. Why do I need to provide proof of utilities?

Utility setup ensures the home is ready for move-in and helps avoid service interruptions. Proof of utility activation must be provided before keys are released.

10. When do I receive the keys to the property?

Keys are released on move-in day once all required conditions are met, including:

  • Lease signing
  • Payment of all move-in funds
  • Verification of utility setup
  • Completed move-in walkthrough
11. What documents do I need to apply?

Applicants should be prepared to provide:

  • Government-issued photo ID
  • Proof of income
  • Rental history information
  • Credit and background authorization
12. Can I apply if I have a past eviction?

Applicants with prior evictions may not qualify under standard screening criteria. However, all applications are reviewed individually based on overall rental history and current circumstances.

13. Do you accept cash income?

Yes. Cash income may be considered with proper documentation such as a notarized income letter or employer verification, along with supporting bank statements.

14. Do I need renters insurance?

Renters insurance is strongly encouraged for all residents. However, some properties may require proof of renters insurance as part of the lease agreement. When required, coverage must be active prior to move-in and maintained throughout the lease term.

15. Can the security deposit be split or paid later?

The security deposit must be paid in full within the timeframe provided after approval in order to reserve the property.

16. Do you hold properties without a deposit?

No. Properties are only held once the security deposit has been received and confirmed.

17. What happens if I don’t qualify?

If an application does not meet the established criteria, we may be unable to approve it. Applicants are encouraged to review requirements before applying to avoid unnecessary fees.

18. How do I check application status?

You may contact our office directly for updates. Status updates are typically provided within 24–72 hours during the screening process.
